MARKET RESEARCH

Optimize market strategy through detailed demographic and trade area analysis, mapping and market research.

IDENTIFY SITES

Identify specific sites based on retailer criteria. Compile due diligence information for clients review and presentation at Real Estate Committee meetings.

CONTRACTS

Manage contract negotiations with sellers/landlords, First Hartford in-house counsel and associated transactional attorneys.

DUE DILIGENCE

Manage due diligence review of property utilizing extensive database of 3rd party vendors. (Civil Engineers, architects, environmental consultants and traffic consultants.) Coordinate title, research and review.

PERMITTING

Spearhead site permitting efforts, manage external land use attorneys and consultants. Ensure compliance with applicable local, State and Federal regulations and coordinate all required applications for submittal to appropriate governmental agencies. Secure required permits including building permit, highway work permit (where applicable).

CLOSING

Oversee closing or possessions including all required notifications, environmental abatement, utility coordination, disconnects and required notifications utilizing in house construction staff.

CONSTRUCTION

Construction management and oversight utilizing in house construction staff and preferred external general contractor relationships.

Multifamily

Connolly and Partners, LLC was created in January 2005 to be a platform from which to develop mixed income and affordable housing. Connolly and Partners’ affordable model includes both new production and rehabilitation of existing housing. Whenever possible, Connolly and Partners works with the local Public Housing Authority (PHA), and makes them a Special Limited Partner. Additionally, Connolly and Partners focuses on utilizing the principles of smart growth and sustainable development.

Connolly and Partners is a direct affiliate of First Hartford Corporation. The key principals in Connolly and Partners have a long history in the development, construction, and management of affordable housing.
